We have owned this land since 1999.
The legal maps show it at 25 acres it could be a few more but it's not really important as it’s borders are defined by the road and stream on three sides and a farmer field access path on the other end.
The land is primarily lowlands with narrow fields and some wetlands. The fields have not had any chemicals applied in at least 20 years. We worked with the county in 2008 to have the stream restored to encourage trout habitat and stabilize the shoreline. For this significant investment, they have an easement for fisherman to be able to walk the stream's edge, this is rarely done as the fishing is better further downstream where it becomes a class A trout stream. The stream is beautiful and runs the length of this long property. The other side of the stream is the neighbors' property however they never seem to use it as they live up and over the hill. You have views of their hills and some small bluffs along the stream. It would be no problem to mow or weed whack a walking trail along the stream from one end to the other for morning and evening strolls. Nice friendly neighbors to get to know.
The pond we dug when we built the driveway, it was around 15’ deep in the center. The end of pond facing the road can be cleared in a days effort of cattails to allow access to the pond. Lots of frogs inhabit the pond. Winter ice skating! Could be used to irrigate the adjacent field which has a rich loam for growing food or other crops.
The driveway leads to the building pad. It only needs a coat of gravel. There is a working well with pump and electricity on a temp pole that would need to be re-hooked up. We had built a natural home at one point the house had an unusual shape. 4’ deep trenches were dug and stones and gravel added. The center area of the house had 3’ of gravel added on top of foam boards. If you built on top of this area it would be well drained and stable from frost. Its one of the few areas to build due to site border set back and wetland limitations. With the greenhouse area there is about a 4,000sq' footprint. The pond sits 90' away and the stream about 80' away. It faces south and a tad east. Ideal for solar gain.
County Rd E is a sleepy quiet curvy road winding through the valley just used by those who live on it. The land would make a great horse farm, there are several fields to rotate the horses and crops. It also would be a nice spot for a specialty produce farm or simply a nice safe adventurous place to raise kids and or retire on. Full of wildlife four legged’s and the winged ones. It’s a peaceful special piece of land.

You can see the County data on it which has a couple of nice aerial images where you can see the mowed fields and legal details. It consist of two parcels however only 1 building permit is currently in place. I do not know if a second one could be obtained it would have to be an exception to current land use plans for the township.
