This older cottage located at 2784 Waubesa Avenue, Madison, WI 53711 (parcel number 0610-082-1810-7) is one of the few remaining cottages on Lake Waubesa. It has approximately 50 feet of lakefront with a lot size of 7,670 square feet (certified survey 7/24/2007). The property is located on the south west side of Lake Waubesa (popularly known as Waubesa Beach), three houses from the south end of Waubesa Avenue. It is approximately 8 miles (25 minutes) from Capitol Square), 15 minutes from Oregon, and 10 minutes from Monona. The neighborhood is residential near the lake but rural within a couple of blocks. Numerous parks and recreational facilities are located nearby, including Goodland Park (with boat launch) and Capital Springs Recreational Area (with a dog park, disc golf course, access to the Capital City Bicycle Trail and Lake Farm Park). Also, just around a peninsula from the cottage is the Waubesa Wetlands State Natural Area, one of the premier wetlands in the State.
While the property has a Madison address, it is located in the Town of Dunn (which accounts for the largely rural character of the surrounding area) and the Oregon School District (serviced by school bus).
The cottage is a single-story frame ranch-style structure which is probably 50 years old. Current owners purchased the property in 2007 and know little about its structure and construction. It consists of 2 bedrooms, a bathroom, kitchen, living room and den / dining room (total approximately 943 square feet and a small three-season porch). There is no basement, only a crawl space. Also, there is single vehicle detached garage, approximately 380 square feet. There is an older pier included. It has its own water via well but is connected to the Madison Metropolitan Sewerage District sanitary sewerage system. Spectrum has connected the neighborhood with fiber optic cable.
The current owners have rented the property since purchasing in 2007 with current tenant through end of March 2019 (rent is $1,100 per month not including utilities). There was recent house sale three blocks north of the property at 2872 Lakeside Street for $540,000 with the house being taken down. Other sales for houses in the immediate vicinity have recently ranged from $648,125 (2924 Waubesa Avenue) to $870,000 (2814 Waubesa Avenue) and $927,500 ($950,000).
Since this is an older cottage and current owners did not build or significantly renovate the buildings and have never lived in the cottage, it is being sold “as is” and without any warranty.
