We're here simply to assist  in the "For Sale By Owner" process by offering fsbo sellers in the Madison area and buyers from around the world (!) an opportunity to connect over the internet. We are not realtors and aside from our initial fee, receive nothing in payment from either buyer or seller. 

"For Sale By Owner", "fsbo", or "fizzbo" is a growing trend as more and more of us recognize the savings to be had, and find out how easy it is to do. (Check out Smart Money's website for a "How-to" and our For Sale By Owner page.)

For buyers' convenience we provide the Wisconsin Residential Offer to Purchase form to make an offer on a property. We also provide the Wisconsin Real Estate Condition Report for home sellers.

If you're interested in listing your fsbo property on the website, please read on.
Our one-time $150 fee includes six months (contiguous) listing time on the site and the use of the above pictured, sturdy and attractive "For Sale By Owner" yard sign. (Yard sign remains property of fsbo Madison and fsbo Madison does not accept responsibility for accidental injury involving the yard sign or its placement.)

You may list your house in one of two ways:
1a) Fill out our convenient on-line Homeowner's Website Information Form or 
1b) Download, print and fill out our Homeowner's Website Information Sheet  
2) Mail your check, form (if you skipped step 1a) and up to four color photos (interior and/or exterior) to the address listed below.  Make checks payable to fsbo Madison.
3) Photos may be e-mailed as attached files utilizing the jpg format (please name photo files with your street name followed by street number).

On-line submissions will be published upon receipt of payment.
We do not accept drop-offs.

We will load your home into the site as quickly as we are able (generally within two days), and will install your yard sign within three days. (We do not provide signs for  properties outside of Dane County- those outside of Dane County may contact us regarding use of a yard sign which would involve a deposit and self installation.)

You can call or e-mail us with changes/open house listings, etc. as they come up. Please note, we will not list properties that are also listed with realtors and/or you will need to be taken off the website if our sign is taken down due to listing with another company.  We are committed to the concept of a pure fsbo website/business.

We have been getting very exciting feedback from the folks listing on the site. Owners have had calls and e-mails from a variety of locales. In addition, the local interest generated by the yard signs, website, and advertising has been terrific.  After all, most houses will sell to local buyers.

The "upcoming open houses" page has been attracting a lot of attention and has generated many open house attendees. So, it appears that we are making the "links"!
